If you plan to acquire a modular building we can even offer you an operating lease. that will lower your payment and allow you to decide at the end of the lease term to keep the building and pay a modest final payment or, release the building  on an annual basis or if you have no further need for the structure to walk away from it.  If your needs are temporary, or if you need a stop-gap solution this may be a good approach because you only pay for the use of the building  while you need it.  The removal of the building would not be your responsibility.

Municipalities  and Non Profit  Corps. may benefit by choosing an operating lease for the acquisition of a building.  This usually is a three, four or five year  lease whereby a user can acquire the use of a modular building for a fraction of its useful life.  At the end of the lease term the lessee has the option of buying  the building or terminating the lease without further obligation.  
 
The most adaptable capital purchase you can own is a modular building. They are constructed for permanent use, but designed  to be affordable  and can be moved or expanded. And because they are lease financed you can take advantage of special lease financing rather than the use of bonds or long term mortgages that have expensive closing costs and points. At the end of the lease term you can buy the building for $1.00 or sell it in a well established market.  If you prefer an operating lease you can walk away from the building and the lessor will be responsible to remove it.

Either method, Lease to Purchase or Operating Lease makes sense in today's allocation of scarce funding.
